Located on the banks of the Matanzas River and the Intracoastal Waterway, Palm Coast boasts 55 miles of navigable waterways. Including 20 miles of canals an area known as Sailboat Country for its deep water and absence of low fixed bridges. Homes along the canals and water ways are always in high demand and while the canal section is largely developed some choice home sites are still available for those who desire to build their special waterfront dream home.

From the salt water canal home sites in near Colechester Lane it will take nearly one half hour to travel by boat to the Intracoastal Waterway and along the way you’ll go under three bridges. That’s not ideal for someone that wants really go places in their boat or someone who wants to get to the fishing grounds quickly. And because of the fixed bridges the Colechester and Clubhouse Drive areas are completely out the question for sail boat owners. As a result homes and home sites further from the intracoastal are intrinsically less valuable. However they perfect for the owner who does not boat but wants to enjoy the waterfront or for people who use their boat as a floating patio and really don’t care if they go very far.
Take a look at the home sites around Cimmaron Drive. These canals are typically wider, they all much close to the Intracoastal Waterway and there are no bridges to go under. Palm Coast locals refer to this area as “sailboat country”.
Another decision a buyer needs to make before purchasing a water front home is whether or not they want to be on a salt water canal or the intracoastal? Homes and home sites on the Intracoastal Waterway are generally more expensive than salt water canal homes but may not be the most attractive choice for some boaters. The Intracoastal Waterway in our community is not subject to speed limits. So boat wakes can damage any boats that are stored in the water. While boat lifts solve that problem some boats are simply too large of for lift storage.
